This report was designed to enable buyers in newly registered schemes or smaller schemes with fewer records to obtain a report that will allow them to gain insight into the Body Corporate that they will become a member of upon settlement. Additionally, the report is suited to sellers wanting to provide marketing material and disclosure information for their listing and assist with an expedited contract preparation and completion. The report does not contain a detailed summary of matters pertaining to the scheme, it will contain supporting documentation. Pre-Strata, the only way to purchase part of a building was through the Company Title system where a purchaser could buy shares in a company that owned the building. Although Company Title complexes still in operation today they're far less common. Under this system a purchaser 'owns the right to occupy' a portion of the building via a share certificate arrangement instead of through the property certificate of title. Company Title complex falls under company law (and not strata title law) making a lot of issues somewhat more difficult to manoeuvre and more complex to resolve.

If there are two CTS Numbers listed on the Title Search, it is likely that the lot being purchased is part of a Layered Scheme. This report will provide you with - Comprehensive Report on the scheme that your client is purchasing and basic information on the Principal Scheme only IF the same Body Corporate Manager holds the records for both the Principal and the Subsidiary Scheme. If a full report is required on the Principal Scheme, please order a separate Comprehensive Report on each Scheme. We will contact you with further information/clarification when we receive your request.
